Homes in Lake Forest
Lake Forest is a city in Lake County, seventeen square miles and thinly settled, which makes it much the largest and least dense of the towns we cover. Its 1857 plan was drawn across ten ravines, so the streets curve because the land does and the lots are irregular shapes rather than rectangles. Market Square at Deerpath and Western, built in 1916, is the first planned shopping center in the country. It is also the only town on our list with two Metra stations on two different lines, which is why it genuinely has an east side and a west side rather than one station district.
The houses are big. The median housing unit here has about ten rooms against a state average of six and a half, and nearly four thousand owner-occupied homes have four bedrooms or more. About a fifth of the stock predates 1940 and the median year built is the mid-1970s, so the estate district and the old east side sit alongside a great deal of later building, including the master-planned Conway Farms from the early 1990s. West Lake Forest, annexed in 1926, developed mid-century onward.
Room count is the practical fact. A ten-room house takes longer than a six-room house whatever else is true of it, and the square-footage band is the field that gets that right. The older east-side houses bring hardwood, plaster and original trim, cleaned by hand and with the right product. Ravine lots hold shade and damp. Long private drives and gated entries are common enough here that a gate code belongs in the request notes, because a code nobody was given costs an arrival window.
Enter 60045 and your rooms and the price is on the screen before you give us your name. If the drive has a gate, or the house sits on a ravine lot with an awkward approach, say so in the notes and we will plan the visit around it.
